Tips You Can Use!

Set your sights, focus, aim and shoot. These are common plans of action for photographers or hunters. Did you consider that the same concept applies to marketing? By narrowing prospects into a target, it becomes much easier to reach them.

10 niche marketing tips

By Jakob Jelling
http://ping.fm/IQUJK

In our increasingly driven consumer economies, the average customer is bombarded by choices. With increased saturation of the market, companies look towards niche marketing to search new, ever-evolving and sophisticated consumers. Where generalized marketing proves to be expensive, niche or target marketing delivers a focused message to a group identified on the basis of their shared belief-systems, social or personal history or lifestyles. Niche marketing studies how consumers develop affinity towards a product or service. They then position themselves as an understanding member of this group, targeting them with tailored promotions to generate sales. We here list some strategies to help manufacturers maximize their advertising programs:

1. The company or individuals should display sincere belief in the niche they want to target and evince interest in its activities. If possible then they should become involved with the group donating time and financial support. For example, soft drink companies regularly sponsor sporting events.

2. It is always a good idea to market yourself as fulfilling truly unique needs. Example, a reiki therapy center provides distinctive lifestyle options.

3. You can affect an entry into your target demography by appropriating their language. Teenage sales driven companies regularly employ this strategy. This helps them in approaching them as their peer and not an outsider.

4. A company looking towards expanding its consumer base may want to target an extremely different social group with the same product. Candy makers have proved to be especially savvy in this regard. They positioned fortified chocolate bars as ‘energy braves’ and at a stroke introduced huge ranks of adults (along with the traditional children and young adult demography) into their marketing folds.

5. The introduction of keyword searches on internet advertising campaigns is extremely effective in today’s ‘logged on’ world. They direct internet surfers to websites providing an effective means to reach audiences.

6. As market saturation increases, the consumer becomes increasingly jaded. Newer, brighter and louder advertising campaigns all start looking the same. In this scenario an organization can cut through the clutter by first identifying its USP (unique selling proposition) and then effectively communicating this to its buyers.

7. Most organizations fear stagnation in the future. It can research its consumer base to find what specific additional services they desire. Developing these sought after products and services, they can insure consumer loyalty.

8. Of course, one of the most effective tools of niche marketing remains a website. It can be a source of comprehensive information, product listings, consumer feedback forums and its best feature is that being regularly updated, it can keep up with market trends.

9. Sustained and quality advertising on regional/local, as well as ethnic entertainment channels (radio and television) can prove to be both cost-effective and focused.

10. Developing an even more focused sub-niche is a means of expanding your consumer base. For example, while young adults constitute a niche of their own, young adults who like rock music can be a sub-niche.

Blogging for Real Estate

One of our favorite activities is blogging. We love to connect to our clients and share valuable information. If you are currently writing a blog or are considering it, we hope these suggestions are helpful to you.

Top 7 Tips for Successful Real Estate Blogging
By James Kimmons, About.com Guide

With the huge popularity of blogging, it’s only reasonable to expect real estate blogs to evolve. They’re growing at an extremely rapid rate, as

they are an effective and inexpensive internet marketing tool for real estate agents and brokers.
Before you choose a blogging platform or software, check out these

basic real estate blogging tips. You’ll get off to a faster start to a highly effective and interesting real estate blog for your area.

1. What Types of Content, or Posts Will You Need and How Much

Time is Required?
Don’t start a blog unless you’re ready to spend the time necessary to

post regularly. In most cases, several posts each week will produce the best results as regards both readers and search engines. A bare minimum should be one post per week, though.
There are so many great topics and items of interest about which you can write. It’s best not to make it a blog totally about real estate.

How Much Work Will It Be?
2. How Much Will It Cost to Do it Right?
Actually, cost is the least concern, as it’s quite inexpensive. Think twice

before using a free blogging platform.
The Small Cost of Good Blogging
3. Take These Blogging Tips to the Bank!
If you enjoy what you do, like to talk about it and want to share your knowledge with others, real estate blogging is for you! Keep a few basic concepts in mind and then just jump right in. There are ways to get help from the community also.
Tips to Get Your Blog Going
4. Review of “Realty Blogging”
If you want to examine real estate blogging from top to bottom,

individual blog or community blogging, read this review of the book Realty Blogging.
A Book for Real Estate Bloggers
5. Clients and Prospects Will Help With Your Blog
Just think about the number of times each week that you answer a question about real estate or your market area for a prospect or client.

There’s gold in those questions. It’s only a matter of getting them noted down until you can convert a question to a blog post. Read the article at the link for another benefit of this strategy.
6. Networking for Another Reason
How many subdivisions or neighborhoods do you work in? Do many of them have associations? If they do, they have meetings,

announcements and activities. Leverage this network for your blogging benefit.
Your Network Will Post for You
7. A Blogging Bonus for Your Marketing
It’s always a problem to allocate our time between clients, office and marketing functions. And then we have to figure out how to get the time to regularly and effectively communicate with our sphere of influence. If you’re using email newsletters, or if you’re thinking about it, here’s a way to do one thing well and use it twice.

You Might be Surprised!
Do you know what your seller wants out of your relationship? Beyond the most obvious, it gets a bit interesting.

What a Seller Wants

by Jennifer Atchison

http://www.About.com Real Estate Business contains various interesting and informative posts. For instance, this particular article based on James Kimmons’ blog outlines for selling agents, what the seller wants out of their relationship.

In a survey conduted by the National Association of Relators to determine what sellers are searching for in agents, they weren’t necessarily surprised by the particular aspects, but they were surprised by the order of importance.

The first concern, which is not surprising, is that they want the agent to find a buyer. What this should imply to listing agents, is that they need to prove they are utilizing a marketing plan and all effective means of media to sell your home.
The second concern just by 1% is selling the home within a timeframe. This reaffirms the importance of the agents marketing skills.

Thirdly, sellers want competitive pricing, but want thorough analysis and honest price points.

The Fourth concern brings in our home staging professionals. It seems that this is where finding ways to dress up the home to make it sell more quickly come into play.

Surprising to most agents, the sellers listed paperwork, inspections, and preparing for settlement at the 5th most important aspect. What it could be saying, is that the sellers want to take these matters into their own hands, and the agents should be focused on selling the house.

Negotiation actually came in last as a priority. Only 5% find this as top priority. Not that it isn’t important, just not as important as marketing and selling the home in the eyes of the seller :)

Thank you for allowing us to provide your home inspection. We look forward to
helping your family and friends in the near future with their home inspection
needs also.

Tips You Can Use!

We all need a good kick in the seat of the pants once in awhile. Motivation
doesn’t come as easily to some of us as others. What we all can do is think and
behave more positively even in the face of adversity.

What To Do When Your Get Up is Gone
by Ginny Lee

I was just sitting at my computer and wondering how I could write an article
that would really mean something and help a lot of people get going again.

In these days of Gloom and Doom and bad reports of credit and real estate
foreclosures and the stock market going down how do you keep yourself
motivated?

I have always been one of those people with a half full cup instead of a half
empty cup but it has been even hard for me on some days so these are the things
I do to help me so I hope they help you too.

1. Turn off the TV it is always murders, and car crashes and gloom and doom and
the election coverage was way overboard. Too much money was spent on the
elections and that money should have gone to help people instead of doing
commercials…it looked like there was commercial overload to me.

2. Make sure you do a kind deed every day. Make someone happy. One of my best
things to do is make sure I have a smile on my face and say hi to everyone even
if I don’t know them because usually it makes them happy. Sometimes you might
run into the grumpy one who just gives you a funny look and says nothing but
that is ok because you know they must be having a bad day so say a little
prayer for them.

3. Always try to have something to look forward to like going to dinner with
friends or even a lunch is ok but it is even more fun if you have a big event
or something you can dress up for. There is that old saying you should have a
date night so have a date night for yourself. It is the best if you can do it
at least once a week.

4. Make sure you get outside in the fresh air at least once a day and also make
sure you exercise every day. Even if it is just a walk around the block it
will do some good but if you can get in at least 45 minutes of biking and
lifting weights 3 times a week that is the best. You will feel and look so much
better. My mother use to dance 45 minutes a day and that was fun!

5. Surround yourself with friends and make sure you stay in touch with them
either by email or in person. Even though I get sick of all those funny emails
I get I read them because my friends mean to be funny and sometimes those
emails mean so much when I get the right one at the right time…if you know what
I mean. I love the ones with pictures and sayings that touch your heart or make
you laugh.

6. Learn something new something creative even something easy like learning to
blog better or get into network marketing or better yet learn to sing or play
the guitar something totally different then you do every day. Think of
something you’ve never done before but have always wanted to do. If you don’t
like what you picked out try something else until you find something you like.
Remember that old saying if at first you don’t succeed try try again…so try
something else new.

7. Put up a photo album on the Internet and share it with your family and
friends. Find all your old pictures and make your own history of your life so
you can remember it. It will bring a smile to your face and tears to your eyes
when you remember all those good times. The best place to do that is at
[1]www.myphotoalbum.com you can even have family members help you! This can be
a long term fun project.

8. Take time for yourself…meditate, take a bike ride, listen to music read a
funny book. Just make sure it is just time for you because it makes you feel
special and renews your spirit and gives you energy. Maybe even a hot bath or
a hot tub. It is so important to make sure you eat right too lots of fruits and
vegetables and keep your weight down. They say that over 2/3rds of Americans
are overweight and you don’t want to be one of them. I have a girl friend who
just lost 73 pounds and she looks so good and I am so proud of her.

9. Do something for a Charity. I joined [2]www.findfreevacations.com and I give
away trip certificates for vacations and cruises. Check it out it is so much
fun and you can write it off as a business expense. Also I am working with the
Humane society and I have pictures of animals for people to adopt on my city
guide [3]www.mynaplescityguide.com We have had great success in finding pets
new homes and I love animals…wish I could keep them all myself.

10. This is the most important one of all and that is to make sure you count
your blessings every day. That you have a roof over your head, food in your
tummy, a car to drive. You are happy healthy and soon to be wealthy….see that
positive attitude it will always help you.

Now I know you are asking yourself what does this have to do with real estate?

I didn’t mention make 100 phone calls or get a new listing or call expireds or
think of new ways to advertise or anything else to help you with your real
estate business but if you are like me sometimes I get consumed by my business
and if I don’t have a new listing or sell a home I get depressed and being
depressed just keeps dragging you down and your get up and go, gets up and goes
away so you have to have some time to yourself to renew yourself and then go
back to work renewed and excited again. I promise you that your business and
your life will be so much better if you just take some time for you….you won’t
regret it.

Oops I almost forgot the best part next year or really soon everything will be
better again because you can know for a fact from history that nothing stays
the same and everything changes so just pray for lots of good changes and it
always makes you feel good when you pray!

Tips You Can Use!

Is your Marketing as warm as the Georgia weather? Here are some tips for
keeping them warm, even when it seems that the leads have gone cold.

Remember to build trust and keep it real.

Why 12 is the Magic Number in Your Marketing
by Rob Minton

The National Sales Executive Association recently reported the following:

2% of sales are made on the 1st contact
3% of sales are made on the 2nd contact
5% of sales are made on the 3rd contact
10% of sales are made on the 4th contact
80% of sales are made on the 5th – 12th contact

This means 90% of your sales will come after your fifth follow-up with a
prospect. This is very important information for you to consider in your
marketing plan.

When I first started selling homes, I would write off a prospect if I couldn’t
set an appointment with them after one or two phone calls. I simply moved on to
the next lead. What a mistake this was…

I left a tremendous amount of opportunity on the table.

My guess is that you might be making a similar mistake in your business, too.
How many times do you follow up with leads generated for your business? Really.
Be honest. Are you following up with every prospect at least 12 times? If not,
you’re definitely losing sales.

I actually think the number of contacts required to make a sale may be
increasing. This is because of something I read in Dr. Frank Luntz’s book
titled “What Americans Really Want…Really.” In his book, Dr. Luntz writes
about a dramatic shift in what consumers want. This shift has occurred because
of the recent economic recession, stock market and real estate market crashes.

He has found, through surveying thousands of people that “consumers are less
happy, less secure, less confident, and less trusting than any generation since
the Great Depression.”

Consumers are less trusting than any generation since the Great Depression.
This means we must work harder to build relationships with our prospects
because they do not trust us. Relationships take time to develop. You won’t be
able to make one or two phone calls and sign a new client. Those days are over.
To be successful today, you must have a long-term follow-up campaign, providing
multiple touches to your database.

TESTIMONIALS

I have used many home inspectors over the years but IHI completely blew my
expectations out of the water. They took more care and detail with a small
$78,000 home than I have seen other inspectors take with a $500,000 home. They
treat my clients with respect and equality no matter what the price range is. I
work hard to protect my clients and assure they are making the right choice in
a home. I want them to be happy, protected and to know that I can sell their
home again someday when they call me to list it. Having an experienced
inspector keeps me from encouraging my client into moving forward on a money
pit. Plus, IHI taught me quite a few things I did not know. They even have an
amazing infared heat sensor camera that really blew my socks off when they
found hot wires in my clients electrical panel. That was scary and not
something I have ever seen because other inspectors dont have the tools to find
these issues. I will never use another company and Im even calling them to do
an inspection on my personal home this month because I think it would be nice
to know my own home issues though I have no plans to sell anytime soon. I just
feel completely comfortable knowing what they know about the home I trust to
protect my family. An absolute 10!!!!!!! IHI Home Inspections is who I refer as
my preferred home inspector because I know they will exceed my clients
expectations and help me have a safe and happy sale.
